November is here and fall is in the air, finally! š The cool mornings and beautiful days are a welcomed change. Traditionally, The weather in November and December are great months to be in Charleston.
Start the month with a bang by celebrating fall during Charleston Beer Week š» (Be safe!) It runs through the 6th all across town. And the Coastal Carolina Fair is in Ladson during the first week of November.š”š š¢š
Of course, November is a time to remember our Veterans. And Thanksgiving is a time to be thankful and grateful for the abundances in our lives. Of course, Christmas preparations will be getting underway starting with the 32nd Annual Holiday Festival of Lights at James Island County Park beginning on the 12th (Yes, November 12th š).
Stingrays Hockey will be in town on November 3rd, 7th, 12th, 13th, 14th, 26th, and 28th. šš„

RECAP: The Charleston Real Estate Market
Not surprisingly, the Charleston real estate market continues its incredible run. In fact, we're having trouble keeping up with the record sales from 2020. At midyear, we were up 31.6% in transactions year to date over the same period in 2020. At the end of September, we were only up 15.6% over the same period in 2020.
The second half of 2020 was spectacular and our current inventory will just not allow us to keep pace. September 2021 was down about 10% compared to September 2020. 2021 may end up being about the same as 2020 with about 22k homes sold.
The seller is still very much in command in this market. Median sales price is up 16.7% over the same 2020 period. Median sales price in the entire area is now about $350k. But, both areas of Mt Pleasant currently are showing median sales prices over $550k.
